Nos.759 & 778 of 2018 respectively on the file of the VIII Small Causes Court at Chennai. For Petitioner : Mr.N.Suresh in both CRPs - - - - - C O M M O N O R D E R These revisions are filed seeking a direction to dispose of the Rent Control Appeals in R.C.A.Nos.759 and 778 of 2018 respectively on the file of the learned VIII Rent Controller, Chennai within a time frame.

2. Considering the nature of order to be passed in these revisions which will in no way cause any prejudice to the respondent, notice to the respondent is dispensed with.

3. The petitioner/landlord filed R.C.O.P.No.1383 of 2016 before the learned XIII Rent Controller, Chennai for evicting the respondent/tenant from his premises on three grounds. The learned XIII Rent Controller, Chennai dismissed the petition on the ground of "Additional Accommodation" and allowed the petition on the other two grounds viz., "Using the Building for immoral or illegal purpose" and "Nuisance caused due to immoral or illegal Acts".

4. Aggrieved over the dismissal on the ground of "Additional Accommodation" the petitioner/landlord filed R.C.A.No.759 of 2018 before the learned VIII Rent Controller, Chennai. Likewise the respondent/tenant filed R.C.A.No.778 of 2018 before the learned VIII Rent Controller, Chennai challenging the order of eviction.

5. Now, both R.C.A.Nos.759 of 2018 and 778 of 2018 are pending disposal before the learned VIII Rent Controller, Chennai.

6. Present revisions have been filed by the petitioner/landlord seeking early disposal of both the R.C.As. within a time frame.

7. Considering the limited scope of the prayer made in the revisions, the learned VIII Rent Controller, Chennai is directed to dispose of both the appeals, on merits and in accordance with law, after giving opportunity to both the parties, within a period of six months from the date of receipt of a copy of this order. These revisions are disposed of with the above directions. No costs.
