(Order of the Court was made by C.V.Karthikeyan J.) This petition has been filed to condone the delay of 22 days in filing the appeal against the judgment in O.S. No. 4642 of 2020 on the file of the XVIII Assistant City Civil Court, Chennai dated 16.04.2025. 1/3

2. In the affidavit filed to explain the delay, it had been stated that though the order copy was made ready on 30.06.2025, the petitioner did not approach the counsel to give necessary instructions and he was not in a position to pay the Court fees.

3. Notice had been directed to the respondent and the notice had also been served.

4. The learned counsel had entered appearance for the respondents.

5. The learned counsel for the respondent has expressed his grievance that this is the fourth round of litigation and though he had purchased the property nearly a decade back, he is not in a position take possession.

6. Those aspects will be taken into consideration when the appeal, after numbering, is brought up before this Court.

7. The delay stands condoned.
