Heard Mr.S.Thanka Sivan, learned counsel for the revision petitioner and Ms.A.Sajidha Meera Rumana, representing for the counsel for the respondent/landlord.

Learned counsel for the petitioner would submit that R.L.T.A No.21 of 2025 filed by the petitioner, challenging the order of eviction in R.L.T.O.P.No.3 of 2023, is pending before IV Additional City Civil Court, Chennai. Learned counsel also state that though an application for stay has been filed pending R.L.T.A No.21 of 2025, the respondent/landlord died and therefore, the petitioner has been constrained to take out an application to bring on the legal representatives of the deceased landlord.

However, the learned counsel for the respondent states that the legal representatives of the respondent themselves have filed an application to get themselves impleaded in the R.L.T.A.No.21 of 2025 and the said application was allowed on the 'no objection' endorsement made by the learned counsel for the tenant. However, subsequently, the petitioner, in order to protract the proceedings, has filed another application to implead the legal representatives and that is causing the delay.
4. In the light of the above, R.L.T.A.No.21 of 2025 pending on the file of IV Additional City Civil Court, Chennai shall be disposed of in the following manner:- 2/4
(i) The petitioner shall withdraw/not press his application to implead the legal representatives of the respondent/landlord.
(ii) In furtherance of the application filed by the legal representatives of the respondent/landlord to implead themselves being allowed, the petitioner shall carry out necessary amendment within a period of one week from the date of receipt of a copy of this order.
(iii) R.L.T.A.No.21 of 2025 shall be heard and decided on merits and in accordance with law within a period of four weeks thereafter.
(iv) Subject to the final decision in R.L.T.A.No.21 of 2025, the execution proceedings shall go on. Until such time, it shall stand deferred.
