COMMON PRAYER: Civil Revision Petitions filed under Article 227 of the Constitution of India, praying to direct the learned X Court of Small Causes, Chennai, to expeditiously pass orders on merits in RCOP.Nos.1522 of 2013 & 522 of 2014, within a time frame as may be fixed by this Court. COMMON ORDER These Civil Revision Petitions are filed seeking a direction to the learned X Small Causes Court, Chennai, to dispose of R.C.O.P.Nos.1522 of 2013 and 522 of 2014, within the time frame to be fixed by this Court.
2. The petitioners herein filed the Rent Control Petitions against the respondents on the grounds of demolition and reconstruction, and wilful default. The petitioners filed two separate petitions on the above grounds. Though the matters are more than 10 years old and arguments were heard long back, till date the Original Petitions have not been disposed of. Hence, the petitioners have come before this Court.
3. A perusal of the adjudication sheet filed in the typed set of papers would indicate that R.C.O.P.No.1522 of 2013 was posted for arguments as early as 13.03.2024 and the arguments were fully heard on 16.04.2025 and posted for orders. However, the matter was reopened twice, on 28.08.2025 and 09.10.2025 respectively, and further arguments were heard. However, till date, orders have not been pronounced.

4. In R.C.O.P. No.522 of 2014, arguments were heard on 29.01.2025 and it was posted for pronouncement of orders on 29.04.2025. Thereafter, the O.P. was reopened on 03.09.2025 and again on 25.10.2025. Till date, orders have not been pronounced.

Taking into consideration that the petitions were filed in the years 2013 and 2014 respectively and that arguments in both the petitions were fully heard by the Court below long back, this Court feels that this is one of the rarest of rare cases where an outer time limit is required to be fixed for disposal of R.C.O.P.Nos.1522 of 2013 and 522 of 2014. Hence, this Court is inclined to direct the learned X Small Causes Court, Chennai, to dispose of both the petitions as expeditiously as possible, preferably within a period of four weeks from the date of receipt of a copy of this order.
6. With the above direction, these Civil Revision Petitions are disposed of. There shall be no order as to costs.
