..Respondent Prayer : Writ Petition is filed under Article 226 of the Constitution of India praying for issuance of Writ of Mandamus to direct the respondent to delete the 'zero' value and restore the guideline value as it stood earlier for S.F. Nos.671/1 and 671/2, Nallur Village, Tiruppur South Taluk, Tiruppur District by considering the petitioner's representation dated 22.10.2025.

ORDER

A ryotwari patta was issued in favour of one K.N.P. Subramani in respect of S.No.671/2 of the extent of 5.61 acres under the Tamil Nadu Minor Inam (Abolition and Conversion into Ryotwari) Act, 1963. From the successor-ininterest of the said K.N.P. Subramani, the petitioner had purchased the properties in S.F.Nos.671/1 and 671/2 of the extents of 9600 sq.ft. and 4800 sq.ft, respectively. The grievance of the petitioner is that 'zero' value has been assigned thereto in the records of the Registration Department.

2. Learned counsel for the petitioner invited my attention to the schedule of order dated 10.10.1968 to point out that value was assigned to the property

and that such value was paid. He also submits that the appeal lodged before the Appellate Tribunal is time barred. In these circumstances, learned counsel submits that the petitioner is entitled to the market value being recorded in respect of the property in terms of the earlier order of this Court dated 02.12.2024 in W.P.No.35798 of 2024.

3. Mr.U.Baranidharan, learned Special Government Pleader, accepts notice for the sole respondent. He submits that the representation of the petitioner has been made to the Sub-Registrar. If a representation were to be submitted to the District Registrar, Tiruppur, he submits that the same would be considered and disposed of on merits.

4. In view of the above submissions of learned Special Government Pleader, this writ petition is disposed of on the following terms: (i) The petitioner is permitted to submit a representation to the District Registrar, Tiruppur within two weeks from the date of receipt of a copy of this order.

(ii) Upon receipt thereof, the District Registrar, Tiruppur is directed to consider such representation and pass orders thereon on merits within two months from the date of receipt thereof, after providing a reasonable opportunity to the petitioner and the temple concerned. There will be no order as to costs.
