Respondent / Respondent / Respondent / Petitioner Prayer:- Civil Revision Petition is filed under Section 25 of Tamil Nadu Buildings (Lease and Rent Control) Act, 1960, against the order dated 19.12.2011 passed in R.C.A. No.12 of 2011, dated 19.12.2011, on the file of the Rent Control Appellate Authority, Principal Subordinate Court, Tuticorin confirming the order and decreetal order of the Rent Controller, I Additional District Munsif, Tiruchirapalli in I.A. No.348 of 2010 in RCOP No.44 of 1997 dated 27.03.2010 and order of RCOP No.44 of 1997. DECREE:- This Civil Revision Petition came up for final hearing on this date, in the presence of Mr.T.S.R.Venkataramana, Advocate for the Petitioners and Mr.R.

1) That the Revision Petitioners/Tenants shall pay a sum of Rs.800/- (Rupees Eight hundred only) per month towards fair rent for the premises which is the subject matter of RCOP No.44 of 1997 on the file of the Rent Controller/1st Additional District Munsif, Trichirapalli;

2) that the above fair rent fixed is payable from 01.03.1997;

3) that the Revision Petitioners/Tenants shall pay rent arrears in six instalments and each instalment shall be paid on or before 5th of every month;

4) that the first instalment shall be paid on or before 5th April 2020;

5) that the amount which is paid earlier or deposited in Court shall be adjusted towards the amount payable as per the direction of this Court in this order;

6) that in case of any default in payment of any one of the instalments, the order fixing fair rent at the rate of Rs.1,162/- passed by the Rent Controller in RCOP No.44 of 1997, will revive;

7) that the landlord/respondent shall withdraw the amount which has already been deposited by the Petitioners / tenants in Court.
