O R D E R

This Writ Petition is filed for the issuance of a Writ of Certiorarified Mandamus to call for the records with reference to the impugned order dated 02.03.2026 and quash the same and consequently direct the respondent to register and release the Sale Deed dated 02.03.2026.

Upon hearing the learned counsel for the petitioner and perusing the material records of the case, the grievance of the petitioner is that when the Sale Deed is duly presented, the same is kept as a pending document. There is no ground to keep the same as a pending document when the only dispute is with reference to the valuation of the property. Even if the respondent is of the view that the document is undervalued, only the power under Section 47-A of the Indian Stamp Act, 1899 has to be invoked. The document cannot be kept pending in respect of the same.

3. Per contra, the learned Government Advocate appearing on behalf of the respondent would submit that when the petitioner has presented a document and has sought to value the property on a per cent basis, there is a doubt as to whether the property has to be valued on a per Page No. 2 of 4

cent basis or on a square feet basis and in that regard, clarification is sought from the Deputy Inspector General of Registration and upon receipt of the clarification, further orders in accordance with law will be passed.

4. In that view of the matter, the respondent is directed to expedite the process and in any event, pass orders as expeditiously as possible, not later than 8 weeks from the date of receipt of a copy of this order.
