O R D E R

This Writ Petition has been filed seeking to quash the impugned records comprised in P/1-Joint SRO Pudukottai/150/2025 dated 20.11.2025, on the file of the respondent and for a consequential direction to the respondent to register and release the sale deed in Doc.No.TP/240012075/2025 dated 20.11.2025 kept pending in P/1-Joint SRO Pudukottai/150/2025 forthwith. 2.With the consent of the parties, the Writ Petition is taken up for final disposal at the admission stage itself. 3.Learned Counsel for the petitioner would submit that petitioner intended to purchase a property and the said sale deed was presented for registration before the respondent on 20.11.2025. But till date, the respondent has not taken any steps to register the same. Hence, the present Writ Petition. 4.However, learned Special Government Pleader appearing for the respondent would submit that the property was under2/6

valued and therefore, the respondent has not taken a decision for registration of the said sale deed.

5.The learned Counsel for the petitioner in reply would submit that, the respondent can very well initiate proceedings under Section 47-A of the Registration Act. Without doing so, the sale deed is kept pending registration.

6.Learned Special Government Pleader for the respondent would submit that they would initiate appropriate proceedings under Section 47-A of the Act.

7.Considering the submissions made by the learned Counsel for the parties, this Court directs the respondent to register the sale deed presented by the petitioner dated 20.11.2025. In the event, it is found to be under-valued, then the respondent is directed to initiate proceedings under Section 47-A of the Act, within a week's time. In case if the said proceedings is not initiated within a week's time, the respondent is directed the register the document presented by the petitioner.

8.Accordingly, this Writ Petition stands disposed of. There shall be no order as to costs. Consequently, the connected miscellaneous petition is closed.
