1. This matter is taken up through Hybrid mode.

2. The Petitioner has filed this writ petition praying for a direction to the Sub-Registrar, Ganjam, Opposite Party No.4, for registration of the sale deed dated 16.11.2021 by setting aside the order of refusal dated 10.12.2021 and 27.12.2021.

3. Heard learned counsel for the Petitioner.

4. Since the aforesaid order is appealable one under Section 72 of the Registration Act against such refusal, liberty is given to the Petitioner to file an appeal before the appellate authority within fifteen days hence. If such an appeal is filed, considering the fact that the Petitioner was bonafidely prosecuting this writ petition here, the appellate authority shall condone the delay in filing the same in view of the order passed by the apex Court in

// 2 // Suo Motu Writ Petition (Civil) No.3 of 2020, and dispose of the appeal within one and half months from the date of prosecution of the appeal on merit.

5. With the aforesaid order, this writ petition stands disposed of.

6. Urgent certified copy of this order be granted on proper application.
