**** HARKESH MANUJA, J. (ORAL) Present revision petition is directed against the eviction order dated 12.11.2010 passed by the Ld. Rent Controller, Ludhiana in exercise of powers under Section 13-B of East Punjab Rent Restriction Act, 1949.

After arguing for sometime, learned counsel for the petitioner on instructions states that he does not intend to press the petition on merit but the petitioner may be given reasonable time to make arrangement of alternative accommodation for his business. 3.

Learned counsel for the respondent responds by stating that the respondent shall have no objection in case petitioner is granted some reasonable time.

In view of the above, eviction order dated 12.11.2010 passed by the Ld. Rent Controller, Ludhiana is confirmed, however, subject to the following conditions:- TEJWINDER SINGH 2023.08.10 09:40 I attest to the accuracy and integrity of this document

2023:PHHC:102605 CR-164-2011(O&M) -2i) the petitioner shall hand over the vacant possession of the tenanted premises to the respondent/landlord on or before 07.04.2024. ii) the petitioner shall furnish an undertaking before the Rent Controller, Ludhiana within fifteen days from today that he will hand over vacant possession of the tenanted premises to the respondents on or before 07.04.2024; and iii) the petitioner shall clear arrears of rent, if any, as per the findings recorded by the Courts below, within a period of one month from today and will continue to pay the use and occupation charges of demised premises by seventh day of each month, till 07.04.2024. 5.

Failure of the petitioner to comply with either of the conditions would entitle the respondent/landlord to execute the eviction order forthwith.
