This order shall dispose of CR No.7560/2013 and 7561/2013 as identical issue is involved in these two petitions. The legal heirs of NRI landlord-Phuman Singh have filed the aforesaid two revisions directed against the order dated 4.7.2013 passed by Rent Controller, Phagwara whereby two eviction applications under Section 13-B of the East Punjab Urban Rent Restriction Act qua two tenants in two different shops in the same building, have been dismissed as not only the NRI landlord himself but his son Didar Singh, whose personal necessity was projected, have died during the pendency of the rent proceedings, thereby rendering the proposed need as infructuous.

CR 7560 of 2013 (O&M) deceased NRI -landlord prays for permission to withdraw both the revisions petitions as nothing survives for adjudication in the eviction applications already filed. Fresh cause of action,if any, shall be pursued by filing fresh eviction applications.

Counsel for the respondents/tenants have no objection if both the petitions are dismissed as withdrawn.

In view of the above,both the revision petitions are dismissed as withdrawn.
