Gill, Advocate for the respondent. *** NIDHI GUPTA, J (Oral) At the very outset, learned counsel for the petitioner/tenant submits that he does not press the present petition on merits and in view of the concurrent findings of the Courts below, restricts his prayer to the limited extent that the petitioner may be granted some reasonable time to vacate the demised shops subject to the terms and conditions as determined by this Court.

Keeping in view the fact that the tenant is running a clinic in the demised shop, this Court deems it appropriate to grant one year's time to the petitioner to shift his practice elsewhere, further subject to clearance of arrears of rent and timely payment of future rent as well. Learned counsel for the respondent-landlord does not object to the aforesaid conditions sought to be put by the Court. In view of the above, the present revision petition is disposed of with the following directions:- ASHOK KUMAR 2023.01.05 15:31 I attest to the accuracy and integrity of this document

CR-2001-2021 (O&M) 1.

That the petitioner shall vacate and handover vacant and peaceful possession of the demised shop to the respondent/landlord on or before 04.01.2024.

That the petitioner will clear outstanding arrears of rent within a period of two months from today. 3.

That the monthly rent for the period of one year so granted shall be paid by the petitioner to the respondent by 7th of each calendar month.

That the petitioner will file an undertaking before the Rent Controller concerned latest by 04.03.2023, mentioning therein to comply with the aforesaid conditions, failing which the present revision petition will be deemed to have been dismissed without further reference to the Court and the petitioner will be liable to be ejected from the demised shop forthwith in accordance with law.
