******* SURINDER GUPTA, J.(Oral) The present petition has been filed under Section 439 Code of Criminal Procedure for grant of regular bail to the petitioner in case FIR No. 140 dated 16.08.2016 registered for the offences punishable under Sections 193, 419, 420, 465, 467, 468, 471 read with Section 120-B of Indian Penal Code at Police Station Division No. 5, District Ludhiana. Heard.
Learned State counsel on instructions from ASI Balwinder Singh submits that the petitioner was member of a gang which used to target the property of NRI's prepare fake documents and get the same transferred. The petitioner was arrested in this case on 06.02.2017 and is in custody since then.

CRM-M-19056-2017 -2this case has been restored to the complainant and mutation No. 7846 of 2005 has also been cancelled by the revenue authorities. The challan has been filed by the police after investigation and co- accused namely Paramjit Kaur and Binder Singh, with similar allegations, have already been allowed bail.
Keeping in view the above facts and that after investigating, the challan has been presented in the Court and conclusion of the trial will take considerable long time, the present petition is allowed. Petitioner Deepak Arora is ordered to be released on regular bail on furnishing bail bond and surety bond to the satisfaction of concerned trial Court/Chief Judicial Magistrate/Duty Magistrate, subject to following terms:- a. The petitioner shall comply with the conditions mentioned in Section 437(3) Cr.P.C.
b. In the event of his absence on any date of hearing, the benefit of bail allowed to the petitioner shall stand withdrawn. The trial Court shall be competent to cancel his bail bond and surety bond and proceed to procure his presence in accordance with law. In that eventuality the petitioner shall have to apply for bail afresh.
c. He shall not leave the country without the prior permission of the Court.
