ARUN MONGA, J. (ORAL) Petition herein is for issuance of direction to Ld. Rent Controller, to decide eviction petition filed by petitioner for ejectment of respondent from shop, within time frame.

Petitioner is co-owner/landlord of shop forming part of Building No.B-VII-707, Lehal House, Lakkar Bazar, Ludhiana. Respondent is a tenant in the shop. Petitioner filed an eviction petition for ejectment of respondent from the demised premises on the ground of bonafide necessity as he is to start the business of manufacturing, sale and purchase of Sewing Machine and its parts along with his brother who is already in this trade since last more than 35 years. 3.

Learned counsel appearing on behalf of petitioner would argue that petitioner-landlord is an old person of 75 years of age and therefore, prays for issuance of direction to Ld. Rent Controller to decide the aforesaid eviction petition within a time bound manner.

Given the nature of order being passed, there is no necessity to issue notice to respondent-tenant, as no serious prejudice would be caused to him. Notice to respondent is thus dispensed with.

I have heard learned counsel for petitioner and gone through the case file.

Ordinarily this Court would not have interfered merely because there is certain delay in disposing of the rent petition, given the fact that for a sufficiently long period, work in the Courts was suspended owing to intervening pandemic period and even subsequent thereto, Courts were working under certain restrictions and it is only recently that full-fledged working of the Courts have resumed. However, in the peculiar facts and circumstances of the case and age of petitioner, the revision petition is disposed of with expectation from learned Rent Controller that pending eviction petition shall be disposed of as expeditiously as possible, without granting unnecessary adjournments. 7.
