2. Petitioner took his mother to the office of the Registrar on the plea of execution of a registered power of attorney but made his mother execute a registered deed of gift.

3. There is a civil suit pending with regard to the title of the immovable property.

4. Considering the materials in the case diary, the gravity of the offence and the involvement of the petitioner in the incident, we are not inclined to grant anticipatory bail to the petitioner.

5. Prayer for anticipatory bail of the petitioner is rejected.

6. CRM (A) 889 of 2025 is dismissed.
