1. Heard learned Advocates for the petitioner and for the State at length.
2. Perused the entire materials as placed before this Court including the materials as available in the case diary.
3. On careful perusal of the entire materials as placed before this Court, it appears that the instant case arises on account of an agreement for sale dated 01.12.2023, which is an unregistered one, wherein an allegation has made against the accused petitioner that despite the receipt of the substantial quantity of money, the property sought to be conveyed has not been conveyed and it was further noticed that the property is not free from encumbrances.
4. The materials have been placed before this Court that the present petitioner is languishing in jail custody since 13.09.2025.
5. It appears to this Court that further custodial interrogation of the present accused petitioner is not at all necessary.
6. Accordingly, the prayer for bail is allowed.
7. The petitioner, namely, Ravi Himmatramka, be released on bail upon furnishing a bond of Rs. 50,000/- (Rupees fifty thousand), with two registered sureties of Rs. 25,000/- (Rupees twenty five thousand) each, to the satisfaction of the learned Chief Judicial Magistrate, Howrah, on condition that the present accused petitioner shall meet the Investigating Officer of this case thrice in a week and/or as and when call for and shall not leave the territorial jurisdiction of the District - Howrah unless such condition of bail is relaxed by the learned trial Court on showing cogent reason.
8. Let the case diary be returned.
9. CRM (R) 130 of 2025 is disposed of.
10. Urgent Photostat certified copy of this order, if applied for, be given to the parties on priority basis.
