1. Petitioner submits dispute is civil in nature and has been given a criminal profile. He prays for anticipatory bail.
2. Learned lawyer for the State opposes the prayer.
3. We have considered the materials on record. In the FIR, it is alleged that a sale agreement was executed between the parties and part payment was made. Thereafter, the sale deed was not executed and registered. It is contended by the petitioner defacto complainant failed and/or neglected to pay the entire sale price. The dispute may be thrashed out before the appropriate forum in accordance with law. However, custodial interrogation of the petitioner for the purpose of investigation is not necessary and he may be granted anticipatory bail.
4. Accordingly, we direct that in the event of arrest, the petitioner shall be released on bail upon furnishing a bond of Rs. 10,000/- with two sureties of like amount each, to the Signed By :

satisfaction of the Arresting Officer and also subject to the conditions as laid down under section 482(2) of BNSS 2023.
