The Applicants are seeking anticipatory bail in connection with C.R.No.92 of 2024 registered at Lonavala Rural Police Station, Pune Rural, on 15.03.2024, under Sections 420, 467, 468 and 471 r/w. 34 of the Indian Penal Code. 2.
Heard Mr. Arjun Pawar, learned counsel for the applicants and Ms. Poonam Bhosale, learned APP for the State. 3.
The F.I.R. is lodged by one Vishal Shah. He has stated that, his mother had purchased a land at Karla, Taluka Maval, Digitally signed by VINOD BHASKAR GOKHALE Date:

District Pune, at survey No.153(A)1, admeasuring 19R from one Arun Sheth. In May 2023, he came to know that the said land was sold to the present applicants and one Gordhan fraudulently. At the time of execution and registration of the sale deed, some impostor stood in place of the informant's mother and the document was executed. On this basis the F.I.R. was lodged. 4.
Learned counsel for the applicants submitted that, he along with his partners had paid Rs.90 lakhs for that transaction. Majority of this amount was transferred through the bank account; either through cheques or through UPI. The applicants' partner had lodged a complaint regarding this transaction on 15.12.2023. Before entering into this transaction, the applicants had given a public notice through news paper publication on 30.05.2023. All this shows that the applicants are bonafide purchasers and they were not aware of the actual owner of the land except that her name was Rekhaben Shah.

Learned APP does not have instructions about the money transferred from the applicants' bank account to the
beneficiaries bank account. She seeks time to take instructions in that behalf.

Therefore, today I am adjourning the matter. However, learned counsel for the applicants has made out a case for grant of ad-interim relief to the applicants. The applicants will have to attend the concerned police station on particular dates and explain about the bank transactions; and even otherwise to cooperate with the investigation. 7.
Hence, the following order.
O R D E R
i) In the event of their arrest in connection with C.R.No.92 of 2024 registered at Lonavala Rural Police Station, Pune Rural, till the next date, the Applicants are directed to be released on bail on their executing P. R. bonds in the sum of Rs.30,000/- each (Rupees Thirty Thousand Only) with one or two sureties each in the like amount. ii) This order shall operate till 25/06/2024. iii) The Applicants shall attend the concerned Police Station on 14/05/2024 and 15/05/2024 between
1.00p.m. to 5.00p.m. and thereafter as and when called and shall cooperate with the investigation. iv) Stand over to 25/06/2024.
