1. By Order dated 18.03.2026, this Court recorded the statement of Ms. Prajali Tari, learned Counsel appearing for Respondent nos. 1 and 2, on instructions, that the draft Sale Deed and its execution will be finalised within a period of one week from the date of the Order and the Respondents will take steps to ensure that the draft is settled and the finalised Sale Deed is executed on or before the next date.

2. Today, when the matter was called out, Mr. Sebastian Vales, learned Counsel appearing for the Applicant, has informed me that on some pretext or the other, the Respondent nos. 1 and 2 are delaying the execution of the Sale Deed.

3. Today, Mr. Aaron D'Souza, Respondent no. 2, is present in person. 16th April, 2026

11 AAR 1 2025 He states that he and his father are ready to execute the Sale Deed and facilitate its registration. The finalised Sale Deed executed by Respondent no. 1 on one hand and the Applicant on the other hand, be placed before this Court on Tuesday i.e. 21.04.2026.

4. In the meantime, Mr. Vales, learned Counsel appearing for the Applicant, on instructions, states that he will facilitate and procure a date for registration from the concerned Sub-Registrar Office. He will communicate the said date to Mr. Sardessai, learned Advocate on record in the present matter. The Sale Deed shall then be registered with the Sub-Registrar of Assurances on the date on which the appointment is procured by Mr. Sebastian Vales.

5. Hence, Mr. Vales, on instructions from the Applicant, states that the Sale Deed be signed and executed only by Respondent no. 1 on behalf of Paramount Villas, the proprietary concern.

6. Stand over to 21.04.2026.
