The applicant is having apprehension of her arrest in connection with Crime No.504 of 2025 registered at Police Station Ambazari, district Nagpur for the offences punishable under Sections 126, 296, 3(5), 329 and 351(2) of the Bharatiya Nyaya Sanhita, 2023 r/w Sections 39 and 45 of the Maharashtra Money Lending (Regulation) Act, 2014.

It is alleged that the applicant, who is the house wife has executed the notarized sale deed from the first

2 / 3 10-aba 846-25 informant for Rs.3,00,000/-. It was executed on 28/06/2024. The possession was handed over to her on the same day. The allegations are made that the applicant is doing money lending business and she has forcibly executed the said notarized sale deed and now she is in forcible possession of the property.

6. The learned counsel for the applicant has brought to the notice of this Court that the notice was issued by the applicant on 13.08.2025 not to disturb the possession. Thereafter on 06.10.2025, the applicant has lodged the complaint. Considering the allegations made against this applicant and as the allegations are of civil nature, the applicant needs to be protected by granting ad-interim anticipatory bail.

Accordingly, I pass following order: i] By way of ad-interim protection, it is directed that in the event of arrest of the applicantRoshani Nirmalkumar Sharma, in connection with Crime No.504 of 2025 registered at Police Station Ambazari, district Nagpur for the offences punishable under Sections 126, 296, 3(5), 329 and 351(2) of the Bharatiya Nyaya Sanhita, 2023 r/w Sections 39 and 45 of the Maharashtra Money Lending (Regulation) Act, 2014, she be released on

3 / 3 10-aba 846-25 bail on furnishing P.R. Bond in the sum of Rupees Twenty Thousand with one solvent surety in the like amount.

ii] The applicant shall not in any way tamper with the prosecution evidence.

iii] The applicant shall not pressurize or threaten the prosecution witnesses.

iv] The applicant shall attend the concerned police station as and when called by the Police. v] The applicant shall co-operate the investigation officer.

The protection shall remain in force till next date.
