This is an Application filed under Section 482 of the Bharatiya Nagarik Suraksha Sanhita, 2023 seeking pre-arrest bail in connection with CR No.52 of 2025 registered with the KamshetTakave Police Station, District - Pune, for the offence punishable under Section 420 of the Indian Penal Code, 1860.

As per the prosecution case, the Applicant is the original owner of Gat No.418, Mouje-Taje, Taluka-Maval, District- Pune, admeasuring 1 H, 50 R. Out of said land, the Applicant sold 20 Guntha land to the Complainant by a registered sale-deed dated 16th August 2011. It is the prosecution case that the said entire land of 1 H, 50 R including 20 Guntha land which has been sold by the Applicant to the Complainant, has again sold by the Applicant to one Ajit Vinayak Kawade by a registered sale-deed dated 27th December 2011. The FIR has been lodged on 8th March 2025 regarding the sale transaction which has taken place on 27th December 2011.

There are no criminal antecedents against the Applicant. 5.
Accordingly, the case is made out for grant of anticipatory bail. In view thereof, the following Order :
O R D E R
(a) In the event of arrest of the Applicant - Ashok Jagannath Chavan, in connection with CR No.52 of 2025 registered with the Kamshet-Takave Police Station, District - Pune, the Applicant be released on
bail on his furnishing PR Bond in the sum of Rs.1,00,000/- with one or two solvent sureties in the like amount.
(b) The Applicant shall attend the concerned Police Station on 6th October 2025, 7th October 2025 and 8th October 2025 between 11:00 am to 02:00 pm and thereafter as and when called and shall cooperate with the investigation.
(c) The Applicant shall furnish his cell phone number and residential address to the Investigating Officer and shall keep the same updated, in case of any change thereto.
(d) The Applicant shall not directly or indirectly make any inducement, threat, or promise to any person acquainted with the facts of the case so as to dissuade such a person from disclosing the facts to the Court or to any Police personnel.
(e) The Applicant shall not tamper with the prosecution evidence and shall not contact or influence the Complainant or any witness in any manner.
(f) The Applicant shall not leave India without prior permission of the Court.
