This matter was heard for some time. The learned Advocate for the Petitioner submits that today, the assessment of the property tax is around Rs.13 Crores. The Petitioner would deposit Rs.5 Crores with the Municipal Corporation and pray for reconsideration of the order dated 20th March, 2025 and the assessment dated 7th May, 2025.

Since the Petitioner desires to deposit an amount of Rs.5 Crores with the Corporation, let the latter deal with the representation for reconsidering the order dated 7th May, 2025 and the assessment made, without being influenced by the impugned order, in the light of the judicial pronouncement of the Hon'ble Supreme Court in Municipal Corporation Greater Mumbai and Others V/s. Property Owners' Association and Others (2023) 3 SCC
258. We permit the Petitioner to support his request application with written notes of submissions along with the copy of the Judgment in Municipal Corporation Greater Mumbai and Others (Supra). 3.
Let the amount be deposited with the Corporation, within a period of 30 days from today, as per the request of the Petitioner. Once the amount is deposited, the hearing can commence as per the orders of the Competent Authority and be completed within 60 days, therefrom. If the amount is not deposited within a period of 30 days, the Corporation would be at liberty to execute its order. The reasoned order be communicated to the Petitioner within 24 hours, on its E-mail Address mentioned as under :- priyalibuilders@gmail.com

If an adverse order is passed, the Petitioner shall avail of a remedy, as is statutorily prescribed and would not rush to the High Court.

With the above directions, this Writ Petition is disposed off.
