1) The Petition is filed seeking review of order dated 10 March 2026.

2) I have heard Ms. Joshi, the learned counsel appearing for the Review Petitioner. After hearing the submissions canvassed by Ms. Joshi, this court is unable to trace any error on the face of the record in the order dated 10 March 2026. It is sought to be urged before the Court that Page No.

Renuka 9-RPC-2-2026 the land on which suit premises are situated was acquired by the State Government and that since State Government is the owner of the land, provisions of Maharashtra Rent Control Act, 1999 do not apply to the same. Perusal of the amended written statement indicates that this defence was not raised by the Petitioner. Furthermore this point was not argued before me when Civil Revision Application was decided. The limited point argued before this Court on 10 March 2026 was about applicability of provisions of The Maharashtra Slum Areas (Improvement, Clearance and Redevelopment) Act, 1971 which has been dealt with by this court. Review of order cannot be sought on grounds which were never argued when main Revision Application was decided and which were not raised before the Trial and Appellate Courts. No case is made out for review of order dated 10 March 2026. 3) Review Petition is accordingly rejected. Interim Application is disposed of.
